Great location in the middle of the city. A wide array of goodies for breakfast.

Peaceful location near Swaffham, I felt safe. The breakfast was absolutely superb, had a great selection of food like cereals and fresh fruit. I didn't want to leave and would definitely return.

My room with tea making facilities was fairly quiet.

The location was good and marvellous, so close to the Centre and Swaffham. I got superb breakfasts with home made bread and freshly squeezed orange juice, as example. Have stayed here many times and would definitely return.

This B&B is absolutely mind-blowing! The breakfast is super delicious - freshly squeezed orange juice, homemade bread, and a mouthwatering full English meal. The accommodation is fantastic, with our own relaxing lounge. Marcia and John, the hosts, were incredible. The property has a big garden and free parking. The bedroom had a convenient electric kettle and private lounge with an open fire and sky TV. The bathroom was spacious with a double shower and a luxurious bath. The location is beautiful, with a short walk to the town center. Despite attending a funeral, our hosts made our stay lovely. The free wi-fi was a plus, and the no-smoking policy on-site was appreciated. Such excellent value for money - would definitely return!

The room is perfectly clean and essentials you need, including an electric kettle, central heating and a study table, is right there...

Really enjoyed every detail about my perfect 1 night stay here. The room I stayed in was impeccably clean with tea making facilities. The location was peaceful, 10 minutes' walk to the centre.

A Unique Terrace Experience: As I stepped out onto the terrace at The Oaks in Swaffham, I felt like I had been transported to a tranquil oasis. Surrounded by stunning garden views, I couldn't help but imagine that I was sipping a cocktail in a luxurious rooftop bar, instead of standing in a bed and breakfast. The terrace provided the perfect spot to unwind after a long day of exploring the Norfolk region, immersing me in the beauty of nature while enjoying the convenience of the property's free WiFi.

TV Availability in Bedrooms: I must admit, I was a bit disappointed to discover that there was no TV in my bedroom at The Oaks. It would have been a nice touch to have the option of cozying up under the covers and catching up on my favorite shows.

Breakfast was very taste and the homemade toast was very nice. there was a let of things to choose from for breakfast.

We stayed at The Oaks for a few days while attending a family funeral. Despite the sad occasion, our hosts were warm and welcoming. The location was beautiful, with a short walk to town. The breakfast was delicious and prepared fresh each morning. The accommodation was fantastic, with our own lounge to relax in. Marcia and John were amazing hosts, and the property had a lovely garden and parking. The bedroom had all the necessary amenities, and the bathroom was spacious with a double shower and bath. excellent value for money.
